What is the Cheapest Safe Way to Transfer a Bare Land from Father to Son?
Q. There is a .3 acre bare land in NV which my dad bought for me in his name, because he could get a loan on it. I have finished paying him back, so there is no need for an escrow service because he already has all the money. I was wondering what is the easiest, cheapest, safe way to transfer the property into my name? Can we just go into the County Recorder s office and file a quit claim deed? Do we need to go through a title company and get title insurance? My dad seems to think we need a real estate agent, but is that really necessary or beneficial? My dad just wants it done right so as not to be liable in any way. I want it done right as well, but am just trying to do the research as how to do it right for as cheaply as possible as I… [cont.]

A. I would suggest filing a grant deed. The difference between that and a quit claim is that you can completely change who is on title at that point. Using a quit claim you add someone to title. If all you want is to be added then file a quit claim. If you want to be on title by yourself have your dad sign a grant deed. It costs about $20 to have it notarized and filed with the county recorder's office.

Q. A. This is one of those so called scams that you were roped into. I receive these type of ads all the time into my email box, and they are placed immediately into my trash can. Number one, you cannot be paid 2.3k a month, that is unhumanly impossible, and you wold be one of the richest people on earth if you got that. ALso, when they give you a percentage of every money transferred, this is a typical scam! DO NOT give them any personal information. This is a way of identify fraud! Do NOT fall for it!!!
